RENTALS
APPLICATION QUALIFICATIONS
An application fee of $50 will be charged per completed application. All application fees are non-refundable. All persons over the age of 18 must complete and application.
Income: Applicants must have a minimum of 6 months current verifiable employment and make 2.5 times the monthly rent. Prior employment verification may be required if you have been at your current job for less that 6 months. If an applicant has accepted new employment, an offer letter will be accepted.
Rental History: An applicant will not be approved with a previous eviction or an unpaid balance to a landlord. Proof of balance paid in full may be requested. Rental history will determine if extra deposit is needed or denial of application.
Credit History: Credit history is screened through third party services. Depending on the results of the analysis an additional deposit may be required or denial of application.
Criminal History: Criminal history indicating an applicant could be a direct threat to the health or safety of others or a risk of physical damage to the property or others will be denied.
Pets: The pet policy can differ from rental to rental. Please double check with 3S Property Pros for the pet policy for the home you are applying for. Pet deposits are non refundable. The amount due is determined by the details of the pet (size, breed, age, etc). The is no deposit required for registered service animals. Valid documentation dated within the last 12 months from a licensed mental health provider or physician is required. Registration of the service animal must be kept up to date. Vaccination records and photos of the animals will be requested for all pets.
Any applicant that is found to have been untruthful on the application will be denied. Incomplete applications will not be accepted.

All applications much include a copy of valid identification upon submission of application.
No residence will be secured until security deposit is paid.
